This is an amazing recreational/hunting ranch. Oaks, Pines, gorgeous open fields planted to barley, plus top of the world views from the high elevations which create total privacy. Due to the location of the entrance on Lockwood San Lucas Road, the home is completely secluded and hidden away, although it is just very short distance from the paved county maintained road. Once you close that gate behind you the tranquility afforded by this amazing location is immediate.
Situated on a paved county maintained road, west of Hwy. 101 between King City in Southern Monterey County and Paso Robles in Northern San Luis Obispo County. Lockwood San Lucas Road runs North to Hwy 101 to the King City area of Southern Monterey County as well as in a Southerly direction which would take you to Hwy 101 near the San Luis Obispo County line or lakes San Antonio or Nacimiento. There is a general store just down the road in Lockwood. The property is contiguous to thousands of acres of BLM land allowing for unlimited hunting and other recreational activities. The subject property is partially fenced. Wildlife in the area include deer, fox, pigs, raccoon, doves, and mountain lions.
FARMING: Currently there is approximately 50 acres planted in barley.
THE WELL: The well was completed in November of 2002 by Miller Drilling Company. The estimated yield via a blow test is 30 GPM. The Well Completion Report is attached. The well is located inside the pump house near the main road, and has a 3 HP submersible pump. The well pumps to a 5000 gallon steel storage tank at the back of the property through a two-inch water line which runs along one of the perimeter roads. Water is stubbed up at the equipment barn, and at three water troughs which are placed along the road for the wildlife. There is an additional 1500-gallon water tank located above the cabin, which gravity flows to the cabin.
THE ROAD SYSTEM: The road to the cabin from the County Road is a well maintained and based all weather road. There is a complete graded road system which circles the entire valley of the ranch with graded branches to a few of the mountain tops which provide unlimited views.
THE CABIN: The cabin is approximately 920-sq.-ft., and completely secluded from the road and other properties. The original date the cabin was built is unknown. The county records indicate 1956, however, no one knows when the cabin was built, but clearly it was built before permits were required. It is believed that the original cabin was constructed with mortared stacked rock foundation and walls and had a dirt floor. Over the years each owner has done their own “unpermitted” improvements, the dirt floor has been covered with concrete or vinyl . The cabin has a newer metal roof and all of the old roofing was removed prior to the installation of the new “unpermitted” roof.
The Living Room is open and bright with many windows and a huge wood stove type fireplace with the original rock wall backdrop. The very cute and functional kitchen opens to the living room, has a dining area, a propane stove, stainless steel sink with tile counters and a Propane Refrigerator. There are three additional rooms which are referred to as bedrooms …. Mostly unfinished and without a closet. The back room, (largest of the three) does have a closet. There is one bath room with a shower. The Front brick patio has a wonderful arbor which is covered with grape vines. It has been a rumored that the grapes are old Mission grapes brought in from the San Antonio Mission, however, this has never been verified.
The cabin has a 125 gallon propane tank (rented from Wildhorse Propane Company) which supplies the cabin stove, refrigerator and water heater ~~~ all which stay. The Cabin is heated by a wood burning stove. There is Direct TV, the telephone is ATT. The distance from the power at the well to the cabin is about ¼ mile.
There is a 40 foot x 70 foot steel equipment shed plus a generator shed, a tool shed, wood shed and a garage which is used as a shop.
THE LAND:Secluded, Oaks and Pines, farming fields, steep brush covered mountains and a meandering canyon with side roads to gorgeous view sites. The Topography is level to very steep, with level areas on the surrounding mountain tops providing amazing views. There is a small portion of land on the Westerly side of the Road, and this piece also provides access to BLM (see MAP).
The property has not been surveyed and is only partially fenced. There are some corner monuments on the property.
