The soil is composed of sandy loam over limestone with a high degree of tilth. The orientation of the vineyard is south-sloping on the north side of Creston Road. This property is located in the Templeton Gap temperature zone in the Paso Robles AVA. This location is ideal for grapes during growing season when the hot days are cooled at night by off-shore breezes.

The property already has irrigation installed. There is a 465′ deep well with 5” casing. Additionally a 5 hp 3-phase primary pump, 5000 gallon tank, CDF approved coupling- 4” fast coupling at the wellhead. A secondary pump maintains consistent irrigation pressure of 53 psi. A drip system is also in place- 2 emitters per plant, 1/2 ghp each emitter. The four zones of vines are regulated with electronic valves by an Irritol electronic valve control box at the pump station. The drip system is set up to deliver a fertilizer injection as well as irrigation. A functional 100 gallon PVC tank with attached couplings as well as a 45kW diesel backup generator are located on site.

The entire perimeter of the property is fenced in with an 8′ deer fence. There are also 3 gates- 2 main gates that are 16′ each and one 3′ man gate located at the pump station.

The Ag building is a Butler System 24 x 50 metal building, fully insulated on a concrete slab with 1 man door and two 10’ wide X 12’ high roll-up doors. The permitted building has water, electric, sky lights, central air vent with a 1200 gallon Commercial grade septic & leach field at the shop designed for a future winery.
