THE VINEYARD:  This ranch consists of approximately 73 acres on which 10 acres are planted with Grenache, Mourvèdre, Petite Sirah, Syrah, Tempranillo, and Zinfandel.

GRENACHE: 1.5-acres.  The vine and row space is 6 x 10 with + / – 1,128 vines.  Irrigation:  Drip system (replaced in 2015). The rootstock, selected for our soil, is 110R, 575 vines, were planted on June 20, 2007.  The first commercial crop was harvested on August 1, 2010. Our Grenache is a New World interpretation of an Old World classic.

MOURVÈDRE: 1.5 acres.  The vine and row space is 6 x 10 with + / -1,128 vines.  Irrigation:  Drip system (replaced in 2015).  The rootstock, selected for our soil, is 110R, 575 vines, were planted on June 20, 2007. The first commercial crop was harvested on August 1, 2010

PETITE SIRAH: .5 acres.  The vine and row space is 6 x 10 with + / – 447 vines.  Irrigation:  Drip system (replaced in 2015); the rootstock, selected for our soil, is 110R, 25 vines, were planted on March 18, 2015. The first commercial crop was harvested on August 1, 2010.

DURIF is a variety of red wine grape primarily grown in Australia, California, France, and Israel. It is the main grape known in the U.S. and Israel as Petite Sirah, with over 90% of the California plantings labeled “Petite Sirah” being Durif grapes. It produces tannic wines with a spicy, plummy flavor. The grape originated as a cross of Syrah pollen germinating a Peloursin plant. On some occasions, Peloursin and Syrah vines may be called Petite Sirah, usually because the varieties are extremely difficult to distinguish in old age.

SYRAH: 2.2 acres. The vine and row space is 6 x 10 with +/- 1,587 vines.  Irrigation:  Drip system (replaced in 2015). The rootstock, selected for our soil, is 1103P, 1560 vines, were planted on April 26, 2010. The first commercial crop was harvested on August 1, 2013.

Syrah is a very time-honored wine grape dating back to the earliest wine making in Mesopotamia and was first planted in France by the Romans more than 2000 years ago.  Today the Central Coast of California is renowned for its production of superb New World Syrah.  We trust that after tasting this wine you will agree with us that the 2013 Cholame Syrah is worthy of a place in this very prestigious history.

TEMPRANILLO: 2.8-acres.  The vine and row space is 6 x 10 with +/ – 1,919 vines.  Irrigation:  Drip system (replaced in 2015). The rootstock, selected for our soil, is 110R, 625 vines, were planted on June 19, 2007.  The first commercial crop was harvested on August 1, 2010.

Tempranillo is a native vine from Spain with a deep red color, therefore referencing the Bull in the name for our Tempranillo was natural.  Add to this, the Cholame Valley has a long tradition of cattle ranching, from the first Spanish settlers to the annual Parkfield Rodeo.

ZINFANDEL: 1.5 acres.  The vine and row space is 6 x 10 with +/ – 1,128 vines. Irrigation:  Drip system (replaced in 2015).  The rootstock, selected for our soil, is 110R, 575 vines, were planted on June 19, 2007.  The first commercial crop was harvested on August 1, 2010.

ENTRY TO THE PROPERTY, A PASTURE, EASEMENT ENTRANCE AND BIRDHOUSE (the Vineyard Security System)

THE EASEMENT:  There is a recorded 40 foot ingress/egress easement which according to the Seller only one neighbor uses on a regular basis, although the easement also includes a landlocked parcel but no one has seen the property owners in 11 years.  The other Neighbor Ted Gilbert, uses the easement to his second home, and is considered a walking history book on Parkfield. Other uses include PG&E, and occasionally USGS to check their earthquake monitoring equipment which is located all over Parkfield.   Easement is plotted; and attached on MLS, or request a copy from our office.

THE VINEYARD BUSINESS:

This offering includes the real estate, vineyard, as well as the complete turnkey business including equipment and all case goods and barreled wine, all  inventory (at time of sale) to be part of the sale.  Information on inventories and income information on grape sales, wine sales – direct to consumer, wholesale and others are available upon request to qualified Buyer.  Currently the owner uses approximately 30% to 40% of his grapes and the rest are sold.  The 2016 Harvest was completely SOLD OUT by August of 2016.

The Cholame Fruit is sent to Kalyra Winery in Solvang for custom crush.  Andres Ibarra is the winemaker who oversees the wine making, currently in Santa Ynez but moving to Buellton.   Barrels and Cased goods are stored in Buellton.

The Seller currently uses a crew to do general Vineyard maintenance /checking the drip system etc.   Ramirez Farm Labor, Inc. is local and they provide the labor for trimming back vines in the winter, vine trimming and training and harvest.

The Seller would prefer not to send his crews up to a new owner, however is very willing to arrange whatever may be necessary for a smooth transition to the new owner.  Management is not full time and local management can be obtained.

Cholame Vineyards Wine and the Parkfield Café have a great relationship.  They sell the wine to the Café under cost to make and bottle it.  With only 10 acres the Seller is focused on quality to quantity.  There has been some talk between the Café and the Seller about setting up a tasting area in front of the Café (much like the Hearst at the Cholame Café.)  In adding this combination of great V6 Ranch beef and Cholame Vineyards quality wine, it seems to be a win-win for all.    The Café purchases about four to five cases per month and they are only open Thursday thru Sunday!
